This asset was acquired under a limited partnership in 2020. Originally conceived as a condominium project, all units have been acquired and are gradually being leased to market. As leases expire and units vacate, our Project Management team oversees a complete renovation of the units and rents are optimized to market levels.
Energy reduction and optimization measures (i.e. re-insulation of key areas) were implemented and electric heat pump units were installed in each unit, providing both heating and cooling at an affordable electricity rate, and a reduction of the original carbon footprint.
Investor returns on this asset have exceeded expectations and initial pro formas. Total asset optimization and repositioning is expected to be achieved within the projected five-year (5) plan.
